Hello and welcome! We understand the world of real estate can be a bit confusing. There are a lot of players involved and many complicated words used. We are here to make it as bright and clear as possible for everyone involved. Aside from providing valuation and consulting services, we would like to demystify the world of real estate. One of our goals here at AAA Appraisal & Consulting, Inc., is to better educate the general public to make proper investment decisions with their properties. Everyone is interested in getting a slice of that real estate pie, and even YOU will be able to grab a slice with the right knowledge, tools, and professionals.

  • The act or process of developing an opinion of value; an opinion of value. An appraisal must be numerically expressed as a specific amount, as a range of numbers, or as a relationship (ex: not more than, more than, not less than, less than) to a specified amount.
  • The act or process of developing an opinion of value (noun); an opinion of value. (adjective) of or pertaining to appraising and related functions such as appraisal practice or appraisal services.

An appraiser is an individual that provides valuation services, must be impartial, independent, objective and competent (qualified and able to provide such services).

A fixture is an item that was once personal property but has been installed/attached/bolted to the land or its improvements and is now considered as part of the real estate. (For example, ceiling mounted lights/chandeliers, custom built-in closets, wall-unit air conditioners, etc.)

Real estate and real property can sometimes mean the same thing. However, real property is generally associated with the interest, benefits, and rights associated with owning real estate. (For example, A property owner leases out the property to a tenant. The lease now gives the tenant the right to use and occupy the space, as indicated per terms of the lease. This arrangement now makes the landlord the owner of real property.)

Real Estate is generally defined as a parcel of land and all things attached to the land, both above and below the ground.
